Rapids Landing buyers receive a Pack designed to act as a guide to the covenants. It includes helpful information on building, fencing, landscaping guidelines, environmental initiatives, telco/IT services.
Protective covenants registered on all titles are designed to assist your builder or architect share the responsibility of matching the quality standards of homes.

Fencing & landscaping
Two features included with your Stage 8 block. Here's exactly what's covered.

Your boundary fencing, done for you
The seller arranges and pays for your boundary fencing, quality timber pine lap or an approved equivalent, installed by their contractor to match the look of the estate.

A head start on your garden
The seller contributes up to $4,000 +GST towards designing and planting your front garden, arranged with their landscape contractor within six months of moving in.
Both apply once your home reaches practical completion within 36 months of settlement, in line with the building guidelines.

Rainwater tank incentive
A developer rebate towards your rainwater tank, part of the clean, green Rapids Landing lifestyle from day one.
- $2,000 developer rebate towards your tank
- Tank with at least 2,500 litres of slow-release storage
- Land bought direct from the developer, home complete within 36 months of settlement

Where do you want to live?
Talk to the land agents about the blocks available and the services on offer.

What can you afford?
See a broker to work out your borrowing capacity and anything you'll need up front.

Who will you build with?
Ask around, visit a few builders, look at their designs and homes around town, and get a build estimate.
- 04
Purchase a block
Meet the agent and sign a Contract of Sale, knowing your total loan amount and finance timeframe.
- 05
Sign the building contract
Finalise the details of your build with your builder and sign, keeping your land-finance timeframe in mind.

Submit your finance application
Get all your financial information to your broker or lender; your signed building contract needs to be in by this stage.

Finance approved
Your lender sends formal approval, your land contract moves to settlement, and your builder applies for the building licence.
- 08
Settle, celebrate and build
The title transfers into your name, your loan begins, and construction starts.
